Large Metal Roof Restoration

We just got done with a large metal roof restoration in South Boston Virginia, so I would like to show you the process that we use to restore a metal roof.

The Process:

Step 1. Cover the entire surface with Rust Off cleaner.

Step 2. Wash the surface with a high-pressure washer.

Step 3. Apply Encase Metal rust-inhibiting primer. 

Step 4. Apply a base coat over seams and embed Spunflex Fabric (kevlar mesh) into the basecoat. (on standing seam roof fill crimped seams with high-grade sealant when applicable) 

Step 5. Apply fastener grade sealant on all the fasteners.

Step 6. Apply basecoat over the end lap seams and embed Spunflex Fabric (kevlar mesh) into basecoat.       

Step 7. Apply top coat over the entire surface. (up to 18 years none prorated warranty when applicable)

The Products We Use For A Metal Roof Restoration...

Rust Off Cleaner restores the metal to a ready-to-coat surface. Convenient gel formula mixes easily with water, making quick work of rust and film removal, clearing the way for Conklin Encase Metal Primer rust-inhibiting metal primer. The preferred metal roof treatment reacts with the rust and oxide films and lifts them off metal surfaces. The extremely powerful multipurpose gel removes mineral buildup, ugly water stains, and debris with ease. Rust Off is recommended for most varieties of metal, stainless steel, galvanized, galvalume, copper, and aluminum roofing surface before application of Conklin Encase Metal Primer and Conklin Metal Roof Restoration System.

Encase Primer is an effective exterior or interior rust-inhibiting metal primer for use on both new and rusted metal surfaces, as well as a variety of metal structures. This unique vehicle penetrates through rust, driving out air. The formula provides a suitable base coat for many water-based products. Encase Metal Primer is a water-based primer.

Benchmark Basecoat is an elastomeric, acrylic, monolithic roof coating with a bright white finish. It is designed to completely waterproof many approved substrates, which include: metal roofs, spray polyurethane foam, and Conklin’s Fabric Reinforced System.

Rapid Roof lll Basecoat is an elastomeric, acrylic, monolithic roof coating available in 8 Colors. It is designed to completely waterproof many approved substrates, which include: metal roofs, spray polyurethane foam, membrane roofs, and Conklin’s Fabric Reinforced System.

Spunflex ll Fabric provides exceptional tensile and tears strength. SpunFlex II special reinforcement fabric substantially increases the strength and durability of the roofing system. This results in a membrane that resists splitting and rupturing, adding to the life expectancy of the roof.

Kwik Kaulk is a premium exterior latex caulking compound ideal for filling holes, cracks in wood and masonry, or around joint sand flashings before painting. Kwik Kaulk cures to a durable finish and provides superior adhesion to many surfaces. Also, Kwik Kaulk Fastener Grade (FG) is available for use to apply over fasteners found on metal roofs and is an option in the Conklin Metal Roof Restoration System. This is a lower viscosity material designed to flow around each fastener head.

Puma XL Topcoat is an advanced-technology premium polyurethane modified acrylic roof coating with a highly reflective bright white finish. It is designed as a two-coat waterproofing application using a Benchmark base coat. PUMA XL can be applied to metal roofs, spray polyurethane foam and Conklin’s Fabric Reinforced System.
